Tower Commercial Real Estate’s leasing team of Jon Blunk, Cristina Glaria and Laurel Oswald announced 86,364 square feet of leasing activity at Citigroup Center, downtown Miami’s second largest Class A office tower, spurred by near completion of the building’s $20 million makeover and rebranding program. The 34-story, 802,974-square-foot complex, is formerly known as Miami Center.

New leases at Citigroup Center, owned by Crocker Partners, include one of the market’s most significant this year to date. Harvard Maintenance signed on for 23,540 square feet, according to Jon Blunk, Tower CRE founder and president. Brokers Jonathan Kingsley and Stephen Rutchik of Colliers International represented Harvard Maintenance, which is relocating from One Biscayne Tower.

Law firm Kobre & Kim, represented by brokers Clarissa Willis and Ryan Ackerman of CBRE, leased 9,366 square feet.

Anchor tenant Citigroup expanded its office space by 9,507 square feet to a total of 136,141 square feet, and recently opened a new ground floor retail banking center in 6,250 square feet.

Tower CRE reported an additional 32,000 square feet of lease renewals at Citigroup Center, including Apex Brasil, 10,683 sf; Black Srebnick Korspan Stumpf, 11,562 sf; Six Continents, 2,981 sf, and Solowsky& Allen, 6,927 sf.

The building’s makeover, designed by world renowned architect Richard Meier, is underway for completion this summer, with a new entry, sleek lobby, modernized elevators and glass curtain wall façade.

Blunk said Crocker Partners’ investment in improvements is well timed, and positions Citigroup Center to compete with new office buildings coming on line, while taking advantage of its one-of-a-kind Bayfront location. Citigroup Center also is filling a gap in the market place, Blunk said, devoting a full floor to high-end, immediately available executive suites of 2,500-3,500 square feet and a state-of-the-art conference center. The space caters to small and growing businesses looking for premium office quarters and amenities typically reserved for larger tenants.
